A turnover coordinator does not need to diagnose every plumbing or electrical issue to prepare a useful work request. Describe what was observed, identify the location and let the appropriate qualified provider assess the cause and scope.
Record the symptom accurately
State the room, fixture or equipment and what happened. Include when the issue was noticed and whether it is intermittent. Use relevant photographs where safe and authorized, without opening equipment or exposing private resident information.
Do not instruct someone to bypass a protection, improvise wiring or conceal a leak to meet a handoff date. Follow the property’s appropriate urgent-response process for concerns that require immediate attention.
Choose the provider by scope
Use official resources such as California’s CSLB process to check relevant contractor information. A directory listing or service category is not itself evidence of a current license or qualification for every task.
Ask the provider what assessment, approvals and work are required. Qualified professionals should address applicable code, permit and safety questions. Keep any resulting scope and exclusions in the project record.
Set the completion evidence
Agree on how the work result will be documented and whom to contact if the symptom remains. Separate assessment, quotation, authorization and completion. A site visit may produce a proposed repair rather than a finished job.

Coordinate later cleaning, furniture and occupancy around the actual release of the work area. If a repair changes the schedule, update the downstream tasks.
The brief should make the provider’s job easier without pretending the coordinator is a trade specialist. Accurate observations and a controlled approval process are more useful than a confident diagnosis based on a short description.
