Heating and cooling preparation belongs in the turnover plan, but routine checks and professional diagnosis are different tasks. Follow the equipment instructions and the property’s actual maintenance process.
Establish the equipment and responsible contact
Record what system serves the unit and who handles maintenance. Ask whether the operator, building manager or an outside provider receives a fault report. A furnished-housing intermediary may coordinate the request without maintaining the equipment itself.
Preserve operating instructions for the resident or guest as appropriate. Do not assume controls, filters or service access are the same across every unit.
Keep routine work within its scope
Have authorized personnel perform tasks they are qualified and permitted to do, using the actual product instructions. For unusual noise, an apparent leak, fault indication or another concern, use the appropriate professional assessment rather than an improvised repair.

The practical objective is a known, usable arrangement supported by the proper maintenance record. An ordinary checklist should not claim to guarantee air quality, equipment safety or future energy savings beyond what has actually been assessed.
