An apartment can be real while the person advertising it has no authority to rent it. Verification needs to connect three things: the physical property, the organization operating it and the person asking for your information or money.
Start outside the advertisement
Find the property’s official website through an independent search or a source-linked directory. Compare the address and property name, then contact the office through that independently found channel. Ask whether the advertised unit, contact person and application process are theirs. Do not treat matching photographs as proof of authorization.
The FTC describes rental scams involving copied legitimate listings. Its guidance is useful for spotting a mismatch between a convincing advertisement and an unverified payment request. A directory entry is a research aid, not a substitute for this contact check.
Keep a verification log

Save the original advertisement, the quote and correspondence. If the name on the payment instruction differs from the contracting party, ask for an explanation through the official office. A plausible story is not the same as a documented connection.
Pause when the process changes
Unexpected urgency, a new payment destination or a refusal to explain who has authority should stop the transaction while you check. Do not send sensitive identity records through an ordinary inquiry form. Share required documents only after verifying the recipient and the appropriate application channel.
If you discover a suspicious advertisement, report it to the platform and the relevant authorities using their official reporting process. Preserve evidence first. For a genuine listing, this extra verification also helps avoid ordinary mistakes such as discussing one floor plan while being quoted another.
