An apartment can look finished while still having an unresolved essential item. Use a go/no-go review to decide whether the planned handoff can proceed, based on the actual work and the property’s applicable requirements.
Define the handoff criteria
List the required condition, working systems, approved furniture setup, cleaning and access arrangements. Qualified professionals should address safety, inspection and regulatory matters within their roles. A project checklist does not replace required approvals.
Separate essentials from cosmetic preferences. A decorative accessory may be optional; an unresolved issue affecting safe or intended use should follow the property’s control process rather than be hidden behind fresh photography.
Review evidence, not verbal progress
Ask the responsible person to identify what has been completed and how it was checked. Keep the relevant inspection, installation or service records. “Almost done” is not a useful status for a task needed before occupancy.
| Status | Handoff treatment |
|---|---|
| Complete and checked | Record the result |
| Awaiting evidence | Confirm before relying on completion |
| Essential unresolved issue | Escalate to the authorized decision-maker |
| Optional finishing work | Track without disguising the remaining scope |
Make the decision explicit
Name the person authorized to accept the handoff and any conditions that must be resolved first. Do not let a supplier’s delivery confirmation stand in for the property’s readiness decision.
If the target date changes, notify the relevant teams and prospective occupant through the approved process. Keep the revised date distinct from an estimate while required work remains open.
After approval, preserve the final checklist, inventory and contacts for maintenance. Those records will be useful when a later issue is reported.
The review is not a promise that every concern can be discovered. It is a practical way to avoid declaring readiness while known essential work is still unresolved. A clear decision with evidence and authority is more useful than a general statement that the apartment looks ready.
