A repeatable furniture specification for corporate housing

Create an approved furniture standard that preserves essential functions while allowing documented variations across corporate housing units.

MIMO field notes · Furniture packages · · MIMO editorial team

Corporate housing benefits from consistency, but consistency does not require every home to be identical. Define the functions and product requirements that matter, then document the variations allowed by the layout.

Start with the occupant’s routine

List sleep, cooking, dining, work, storage and ordinary upkeep. Identify the items required to support each. A work surface and reliable setup can be more important to an assignment guest than a decorative item that photographs well.

Confirm the intended bed arrangements and household size through the buyer and provider. Do not use a standard package to imply approved occupancy or create an unsupported sleeping capacity.

Write a specification suppliers can answer

For important items, record dimensions, materials or performance needs, finish requirements, installation scope and replacement information. Use product documentation to substantiate technical claims. Avoid generic requirements such as “commercial quality” without explaining how the proposed item will be assessed.

Standard element Allowed variation
Required function Dimensions suitable for the actual room
Approved finish family Documented alternative within the brief
Work setup Placement that preserves circulation
Household inventory Quantities tied to the intended use

Keep changes under approval

Ask suppliers to identify proposed substitutions rather than replacing unavailable products silently. Review dimensions, assembly, maintenance and delivery consequences before approving a change.

For a portfolio, record the chosen model and any size variant by unit. This helps later replacement requests and prevents a local change from becoming an undocumented new standard.

Validate the package in one representative layout before expanding the purchase. Check room function, access and handoff with the people who will operate the homes. A repeatable standard should reduce future decisions while leaving genuine differences visible. It is a controlled specification, not a promise of universal stock or a single package that fits every corporate apartment.
